Barnard Dale Cottage is a detached country cottage situated in a large garden with mature trees next to the River Hull, immediately north of the large common pasture of Swinemoor The house is located only 2 miles to the east of the market town of Beverley where a full range of shops, transport and schooling are available. Tickton village centre with a local school, shop, two pubs, village hall and recreation fields is about two thirds of a mile away.

The house has 3 bedrooms, 2 reception rooms, breakfast kitchen, family bathroom with separate shower, and a utility room with WC spread over two floors.

The cottage is an old building and has been extended and adapted several times during its history; the exact date of build is not known but is believed to be late 18th century with more modern extensions. Because of the extensions and changes, the cottage is not a listed building despite its age and features.
